【大紀元2018年01月31日訊】（大紀元記者吳英編譯報導）由於更多年輕人克服無力購屋的障礙，2017年美國住房自有率上升，13年來首次上揚。
《華爾街日報》報導，週二（1月30日），美國人口普查局（U.S. Census Bureau）公布住房數據，2017年第四季度房屋自有率（homeownership rate）達到64.2%，高於2016年同期的63.7%。此外，去年第一季度開始，美國人擁有房屋的比例一直呈現上升趨勢，顯示這個增長是穩定的。
根據人口普查局的數據，2017年第四季度，美國家庭戶長在35歲以下者，住房自有率上升至36%，高於2016年同期的34.7%，而且是任何年齡群組中，增幅最大的。
賓夕法尼亞大學（University of Pennsylvania）沃頓商學院（Wharton School）房地產和金融學教授蘇珊‧瓦赫特（Susan Wachter）說，導致住房自有率持續上升的原因「除了市場還是市場」，並不是因為政府的刺激方案，這表示住房市場「回到基本面」。
這是一個重大的轉折，過去的住房熱潮是受政府鼓勵民眾購房政策的帶動，但是反而導致了過度膨脹後的市場崩盤。
此外，這波住房自有率上升趨勢的一個特點是，千禧世代取代嬰兒潮世代，成為購屋市場的主力，最大原因是停滯多年的工資終於開始上漲。
在線房地產網站Trulia首席經濟學家麥克勞林（Ralph McLaughlin）說，「這是因為年輕的一家之主開始購屋。」
自2008年爆發金融危機後，房屋自有率在2016年第二季度跌到50年來的新低點62.9%。年輕家庭信貸緊縮、工資停滯，無力負擔購屋壓力。
住屋自有率下滑會拖累整體經濟，因為如果對房屋的需求旺盛，有助於推動建築業、家具業、房屋景觀業、裝潢業、房地產業等，進而促進經濟活動。
不過，經濟學家預期，住房市場尚未完全復甦，因此未來幾年房屋自有率還無法上升到65%左右的長期平均水平。＃
