香港16萬個放盤 只有1萬個是真盤
【大紀元2018年08月14日訊】（大紀元記者胡偉香港報導）利嘉閣13日公佈「真盤源」計劃，該公司地產總裁廖偉強表示，針對行業「一盤多出」或「影子盤」等問題，計劃可為客戶提供真實盤源，提高市場透明度及真確性。
中原集團主席兼總裁施永青表示，假盤情況在行內頗為嚴重，在16萬個放盤中，大概只要1萬宗是真正簽下代理委託書的，餘下是吸引買家查詢的影子盤，因此新計劃有助扭轉行內畸形生態。
物業代理以「釣魚盤」吸客
他解釋説，業主放盤時普遍會將賣價提高一至二成，但由於難以高價成交，故部份廣告盤叫價會較市價低，即所謂「釣魚盤」，若買家能買到廣告盤，只是好運而已。
回應假盤情況時，地產代理監管局表示，今年上半年巡查地產代理商舖907次，以及抽查網上物業廣告339次。地產代理若被發現違反規例，會受到紀律處分，包括訓誡、譴責、罰款，以至暫時吊銷牌照及撤銷牌照等。
中美貿易戰可能影響樓市
施永青認為政府有責任供應足夠土地給市民，建議政府重新規劃農地，或同時批出多塊地皮營造競爭環境，使發展商加快興建樓宇及賣地速度，也可在條文中加進保障首次置業人士的條款。長遠來說，施永青贊同政府填海，以增加土地供應。
對於上星期本港有銀行上調按揭息率，施永青表示對按揭申請人有一定心理影響。但他指現時資金無出路，加上樓價仍在歷史高位，認為資金流向地產的偏好暫時不會受到加息影響。不過，在中美貿易戰帶來的不明朗因素，卻可能會影響入市意慾。◇
